We Need You to Make Your voices Heard for Ocean City
Well… just as the city was finally calming down—and just as we had a solid, fair, fact-based process in motion to determine the future of the Boardwalk—Councilman Levchuk is now calling for a re-vote on a rehabilitation designation for the Wonderland property.
Listening to him at the Thursday evening council meeting, it sounded like rides were no longer the priority, and taller buildings on the Boardwalk were moving into the spotlight. Meanwhile, Ocean City’s cherished “family-friendly” character seems to be slipping down the list of considerations.
He also seems to be pivoting to a process that is less inclusive, open, and public-driven, as well as longer, more costly, and highly vulnerable to extended litigation.
This matter now appears headed to the December 4 Council meeting
If it’s allowed on the agenda, the Council will vote on sending it to the planning board. Contrary to the suggestion that this would simply open up more options, the move would instead strengthen the developer’s position. Eustace Mita has been advocating for a rehab designation for months, and shifting the process into private, non-public meetings makes it far easier for him to apply pressure and pursue the outcome he wants.
So, once again, the choices are:
A sweetheart deal for a developer with financial ties to City Hall, or
The right process — an open, transparent, fact-driven approach that treats every Boardwalk owner fairly and protects what makes Ocean City special.
We agree the north end deserves attention and near-term solutions.
We've been advocating for that for months, and Council members Dave Winslow and Sean Barnes have both been vocal about finding creative and speedy ways to activate the north end. But we need to do so through the fair, inclusive process that has already been approved.
What can we do next?
Write your Council person today.
And tomorrow.
And the next day.
Thank the Council Members, like Terry Crowley and Dave Winslow, who stood strong in their commitment to move forward with a Master Plan that considers the entire Boardwalk.
Tell Jody Levchuk: We understand you’re facing a lot of pressure, but we respectfully ask you to step back, reconsider, and return to the fair, inclusive process the Council already approved.

Council PROMISED to stop a Big Mistake ON OUR BOARDWALK! Let’s insist they keep their promises.
Unbelievable! Council VP Madden & City Solicitor McCrosson try to sneak rehabilitation re-vote for the Wonderland Pier. Show your outrage—your voice matters!
Last week, Ocean City came dangerously close to losing the trust we’ve been working so hard to rebuild.
Without public notice, Council Vice President Pete Madden and City Solicitor Dottie McCrosson tried to push through a surprise vote to revive the “rehabilitation” plan for Wonderland Pier. No agenda listing. And timed for when a key “No” vote was absent.
This move raised serious questions about who they’re working for—the people of Ocean City, or someone else?
Other Council Members, however, stood strong. Barnes and Hartzell defended transparency, and Polcini stopped the motion—for now. Many of the residents in attendance voiced their outrage. Now the rest of Ocean City needs to do the same.
What can we do next?
Thank the Council Members who stood strong in their commitment to move forward with a Master Plan that considers the entire Boardwalk.
Hold the others accountable for their actions.

Together, we stood up for our Boardwalk and stopped the push for a high-rise hotel—a Big Mistake that would have set a dangerous precedent for America’s Favorite Family Resort. And we'll be ready if the challenge returns.
This campaign united people across Ocean City who care deeply about our community’s future and we are deeply grateful to every community member and coalition partner for lending your voices, passion, and support.
With this success, the Big Mistake coalition is stepping back—for now. For those who may attempt this again, know that we will re-group and re-engage as needed. On this issue, and for any where strong, coordinated voices matter.
